DESCRIPTION OF PROJECT

Roney Palace Condominium is an 18-story oceanfront residence located at 2301 Collins Avenue in Miami Beach, Florida, directly along the Atlantic shoreline. This iconic mid-rise sits in one of the most desirable areas of South Beach and has been fully renovated, with each apartment transformed into a modern, high-end residence. Unit sizes range from efficient 565 sq. ft. studios to spacious 1,480 sq. ft. two-bedroom homes, offering a variety of layouts to suit different lifestyles.

SCOPE NARRATIVE

Our team was responsible for the comprehensive remodeling and repositioning of residential units within the Roney Palace Condominium, an 18-story oceanfront building. The work was performed while the property remained fully occupied, requiring an extraordinary level of planning, coordination, and safety management.

THE SCOPE INCLUDED

  • Unit Reconfiguration & Remodeling – Transforming layouts and finishes to enhance functionality, flow, and market appeal.
  • High-End Interior Finishes – Installation of premium materials, modern fixtures, and upgraded design elements to reposition each unit as a luxury residence.
  • Value-Add Enhancements – Strategic improvements designed to maximize value creation and deliver a strong return on investment for ownership.
  • Occupied Building Operations – Execution of construction activities in a live environment, with strict protocols to:
Ensure safety of residents and staff at all times
Minimize noise, dust, and disruption through phased scheduling and containment measures
Maintain uninterrupted building operations and amenities

By combining construction excellence with operational sensitivity, we successfully delivered significant upgrades without compromising the comfort and safety of existing occupants. This approach not only elevated the property’s market position but also reinforced ownership’s commitment to resident satisfaction during a major repositioning effort.
